RERA carpet area
Definition
The net usable area of an apartment as defined under RERA, calculated as the floor area excluding the external walls, service shafts, balcony or verandah, and open terrace.
Before RERA, builders often quoted super built-up area, which inflated the price per square foot. RERA mandates that the carpet area is the headline figure on every cost sheet and agreement, so buyers can compare like for like.
